ANHD’s Training Series

ANHD’s year-long training series is designed to ensure that non-profit community development corporations have the high-level expertise they need in all phases of affordable development and construction administration, long-term asset management, property management and facility maintenance to most effectively meet the housing needs of their local communities and continue to play a central role in New York City’s housing development ecosystem.

These comprehensive trainings are designed with a focus on 1) housing development skills, 2) long-term asset management skills, 3) property management skills, 4) strategic opportunities and 5) sustainability/energy efficiency.

These trainings are recommended for Not-for-Profit Affordable Housing Developers, Project Coordinators, Asset & Property Managers and Facility Maintenance Staff.

Upcoming Schedule

Join us with Ryan Cassidy from RiseBoro Community Partnership (formerly Ridgewood Bushwick Senior Citizens Council) as we walk through the construction site of their 100% affordable housing development and hear what the construction process looks like in order to keep with Passive House construction standards. This includes:

• the principles of super insulation,
• air tight building and apartment construction,
• the Elimination of thermal bridging, and
• energy/heat recapture/exchange.

We will also get a chance to understand up close all the building systems, proper installation, maintenance, and repair, including aspects of the building envelope, mechanical, electrical, heating and energy recapture and ventilation, cooling and plumbing systems, orientation, and more. Passive House construction can be accomplished at the same costs as general construction methods, saves from 50% to 70% of standard energy usage, and is very appropriate for affordable housing development in New York City. We will also look at the potential hurdles and various crucial roles played by the CDC non-profit sponsor. Location in Brooklyn to be announced.

Presented by: Ryan Cassidy, Director of Properties with RiseBoro Community Partnership. Mr. Cassidy oversees the operation of over 1,800 units of affordable housing in nearly 200 buildings. He has also developed and monitored the construction of over 1,000 units of affordable housing. RiseBoro is committed to attain Passive House standards for their entire pipeline, currently scheduled at 1,000 units across 12 projects in the next 3 years.

The Community Reinvestment Act (CRA) is one of the most important laws we have to hold banks accountable to our communities to lend and serve equitably and to finance and support community development.  The CRA only works if we participate!

This training will cover the basics of the CRA – what it is, how banks are evaluated, and how it can be a tool to support your local work to combat predatory equity and displacement, and to support affordable housing, economic development, and more.

The CRA is set to undergo the biggest overhaul in 20 years – in that context, we’ll discuss what works, what challenges remain, and ways we can participate to ensure that the CRA is preserved and strengthened – and not weakened!

Presented by: Jaime Weisberg, Senior Campaign Analyst, ANHD. Jaime is responsible for ANHD’s bank reinvestment work, providing research and support to member organizations regarding bank mergers and the Community Reinvestment Act.

The Marketing & Rent-Up Process: Procedures, Policy, & Best Practices in Marketing Affordable Housing Projects

Wednesday, September 19, 2018. 10:00 am – 12:30 pm

Many affordable housing development projects are overseen and monitored by a governmental agency, the NYC Department of Housing Preservation and Development (HPD), and the marketing and rent-up must be done in accordance with their policies. The Director of Marketing and Oversight Program at HPD will explain the procedures, policy, best practices, compliance & fair housing issues, for both affordable rental and home ownership housing projects. Common pitfalls and costly mistakes in marketing and rent-up, and ways to do comprehensive outreach will be explained.

The new Certificate of No Harassment (CONH) Pilot Program is about to go into effect, so we want you to come learn how this new program will work! We’ll answer questions like: What is the definition of harassment now? How does a building get included in the CONH Pilot Program? What happens when a building owner applies for a CONH? And most importantly, how can we use this law to hold owners accountable for tenant harassment? This training is designed for organizers, tenant leaders, community board members, and elected officials who want to learn how to make use of this powerful new law.

There are a lot of wrinkles when teaming up with other entities to create a development team to construct affordable housing. Negotiating and structuring a joint venture agreement with a for-profit partner is a crucial and tricky moment for any organization and deal.  Know how deals work & how to bring clarity to the partnerships and maximize the value your organization brings to the table. This training will explain how real estate deals are made, and the conditions which make them profitable. Participants will explore the different actors and institutions involved and discuss the opportunities that exist at different times within the development process.

Since 1986, the Low Income Housing Tax Credit (LIHTC) program has been the country’s most extensive affordable housing program, providing owners/developers an incentive to create and maintain affordable housing. Mr. Traylor will give us an in-depth overview of the LIHTC program and its requirements, provide us with a brief history, explain key syndication issues, and update us on the current status of the LIHTC program, including current investor trends and market outlook for affordable housing developers.

Jenny Laurie, Executive Director of Housing Court Answers, will present their valuable program services for unrepresented tenants, and walk us through the various steps associated with different aspects of housing court, with a special focus for owners of affordable housing. This important training will also describe Housing Court procedures, eviction prevention programs and applicable housing law. Housing Court Answers provides information tables in the city’s Housing Courts and a hot line for callers with information about housing law, rent arrears assistance, and homeless prevention guidance.

Institute for Real Estate Management (IREM) Training Series for Accredited Residential Management (ARM) Certification

ANHD member organizations have an opportunity to obtain the professional Accredited Residential Management (ARM) certification from the Institute for Real Estate Management (IREM) for almost half the usual price. The ARM certification is regarded as one of the most recognized credentials for residential real estate managers. This six-day ARM training increases the core skills and competencies that affordable housing managers need.

OSHA 10 Construction Industry Safety and Health Training Part I

Tuesday, October 9, 2018. 10:00 am – 4:00 pm.

Occupational Safety and Health Administration (OSHA) 10-hour Construction Industry class provides important training on workers’ rights and common workplace hazards and injuries. All students who complete this 10-hour training receive the yellow-stripe OSHA 10 construction card. New York City Department of Buildings mandates that all workers at major construction sites must have attended this OSHA 10-hour Construction Industry safety class within the last five years.  DOB inspectors regularly visit job sites to check for OSHA cards, and any laborer without an OSHA card will be ejected from the job.  Taking this course helps students to remain safety compliant and maintain their current employment or to become safety compliant as a first step towards qualifying to be hired in the construction field.

This training is intended to provide entry level workers at construction sites information about their rights, employer responsibilities, and how to file a complaint as well as how to identify, abate, avoid, and prevent job related hazards on a job site.  The training covers a variety of construction industry safety and health hazards which a worker may encounter.  Training will emphasize hazard identification, avoidance control, and prevention, not OSHA standards. Part I topics include Introduction to OSHA, your rights as a worker, Chemical Hazard Communication, Personal Protective Equipment, & OSHA Fatality/Catastrophe report

OSHA 10 Construction Industry Safety and Health Training Part II

Wednesday October 10, 2018, 10:00 am – 4:00 pm.

Part II topics include the Construction Focus Four, the four most common deadly hazards at construction sites: Fall Hazards, Electrical Hazards, Struck-By Hazards, and Caught-in-between Hazards. Asbestos safety training will also be offered. This safety training identifies the serious and deadly health hazards of working near and being exposed to asbestos and helps students learn to identify and avoid asbestos hazards.

Trainer: Mike O’Donnell is the President and C.E.O. of New York Safety and Training. Mike has spent his career in service, safety, and teaching.  A native New Yorker, Mike is a U.S. Naval Academy graduate and former Naval officer.  Mike is a certified New York City Fire Safety Director, an Occupational Safety and Health Administration (OSHA) authorized outreach trainer, and a certified American Red Cross first aid/CPR instructor.  Mike is completing a doctoral degree from St John’s University and has taught at St John’s, John Jay College of Criminal Justice, the Fashion Institute of Technology, Nassau Community College, the U.S. Merchant Marine Academy (Kings Point), and the U.S. Naval Academy (Annapolis).  Mike is pleased to bring his extensive teaching experience to the field of occupational safety and enjoys all aspects of teaching safety management.
